GENERAL INFORMATION OF THE BUSINESS
Hotel el Prado is an elegant
private small hotel strategically located 15 minutes west of the SJO airport in
La Garita, Alajuela, just outside the town of Turrucares.
Alongside a beautiful year round river, in an execptionally lush tropical garden
setting and central to all Costa Rican tourism activities 'el Prado' shows well
and is a great value at this time.
This area is in the micro-climate of Atenas, where our temperatures annually
remain constant 68-85F.
The area is mostly gentleman farms, resturaunts, and private homes.
We currently provide a 'B&B" type service to high-end foreign tourists in the
intimacy of a small elegant private hotelstay central to all the tourism
activities.
Our internet presence is highly ranked and our business is almost exclusively
from the internet.
We have developed repeat contracts with ecotour groups, entomology gorups and
local business conference stays.
We chose to deal our business stricly through direct internet foreign tourist
reservations.
A new owner may choose to expand the business with travel agency contacts,
airport solicitation, linkage to other resort/hotels, local "tico" client
business and/or opening the resturaunt to the public (all business options we do
not currently employ).
Income is a matter of how much one wants to work the business, it cannot be
guaranteed, as it will depend on the person running the hotel and how they
service the client's needs. We are profit making.
"The Prado" would also convert easily into a private retreat, specialty school/center,
offices, apartments or a private hacienda.
While other local homes equal in size and construction in La Garita, most of
whose location and gardens pale when compared, are priced around 1 million
dollars, el Prado is quite a bargain!
The sale of the property can include the purchase of the corporation, the
Sociedad Anonima, along with the hotel and its property, 'good name' business,
web site and complete furnishings.
The hotel and its property and furnishings have been totally refurbished and
renovated in the past two years and are in excellent condition and come
completely furnished.
The expenses for the property are minimal, as taxes, public utilities are low.
Three of us, two live-in workers and myself, taxes, all our goods and services,
electric, gas, cable tv, food, car expenses, computer and phone hookups run
about $1,000 per month.
We have built a sound base of honest local labor and service providers to meet
all the needs of the operation of the hotel and its interests.
